We walk you through the eight lenses we evaluate every deal against — archetype, geography, asset type, procurement, ratio, valuation, cashflow and capital cost. Your income, savings and tax bracket get plugged in live, so the cashflow and funds-to-complete figures you see are your numbers — not theoretical ones.
Before we look at a single listing, we lock in what we're hunting for. You'll see one to three target markets with live medians, growth, rents and per-week cashflow modelled against your loan. Numbers are deliberately conservative so the actual lot we secure beats the brief. You sign off and pay the $2,000 search deposit — and the search begins.
You will never go more than 7 days without hearing from us during the search. Even when the honest update is "we passed on four lots this week because they didn't beat your brief" — you'll get it. Silence is the worst part of buying property. We've removed it.
When the right lot comes up, you get the call first. Then a full branded investment report hits your inbox: property details, suburb research, comparable sales, your exact cashflow, your exact ATO refund, your exact funds-to-complete, growth projections and the construction timeline. Every figure is your figure — not a template. You sit with it, ask questions, then decide.
You sign the EOI, locking the lot off-market — your earlier $2,000 search deposit carries through as the holding deposit. We introduce our solicitor for contract review, and your broker finalises finance. The land settles, the build starts, and we track every milestone — slab, frame, roof, lock-up, fixing, completion — with progress updates and coordinated draw invoices. Pre-handover, we arrange an independent inspection. At settlement, the $2,000 credits into your purchase, your property manager is introduced, your tenant goes in, rental income starts, ATO refund kicks in. We do the next portfolio review at six months.
